New tenancy-renewal rules start on 15 November

Royal Decree-Law 28/2026 renews a main-home tenancy after its minimum term for the same period unless either party gives timely notice, and extends the landlord’s notice period to six months. It was published on 7 October but takes effect only on 15 November 2026 and also awaits congressional validation.
