In short
Over the last 12 months, 6,498 home purchases were signed before notaries in Torrevieja. The average price is €2,264 per square metre, the average size 68 m² and the average sale €154,405. These are prices from real deeds, not from adverts (Portal Estadístico del Notariado, checked 31 October 2026).
The town centre is cheapest (€1,761–1,904/m²); areas closer to the sea, Los Balcones and La Mata are dearer (€2,500–2,710/m²). On top of the price, a resale buyer pays 9% ITP transfer tax plus notary and land-registry costs.
Prices by area: table
The notaries publish prices by postcode. Which areas belong to each postcode follows torrevieja.com; boundaries are approximate, so check the exact postcode of an address with Correos. The last column is our rule of thumb: price per m² × 70 m², roughly a typical two-bedroom flat.

How to read these figures
- These are 12-month averages from deeds, mixing studios, bungalows and sea-view flats. A specific home can cost a lot more or less.
- Asking prices in adverts are usually higher than in the deed: they often come down after negotiation.
- Price depends most on distance to the sea, floor and view, terrace, communal pool, condition and year of construction.
- Notary data are updated over time; open the map again before deciding — we checked these figures on 31 October 2026.
How much you need on top of the price
Resale: ITP transfer tax of 9% (from 1 June 2026; 11% above €1 million, 6–8% relief for a first home under 35). New build from a developer: 10% VAT plus AJD of 0.1% for a main home or 1.4% otherwise. Add notary and registry fees at official rates. Example: a €154,400 resale flat means roughly €13,900 of ITP.
What to check before paying a deposit
- A nota simple from the Land Registry: who owns it and whether there is a mortgage, seizure or other charges. You can order it online.
- A community debt certificate: when selling a flat in a building or complex, the seller must confirm there are no debts to the owners’ community or state them (Law 49/1960, art. 9).
- Energy certificate: the seller must have one and hand it to the buyer (Royal Decree 390/2021).
- The latest IBI and rubbish bills — in Torrevieja they are collected by SUMA; they show annual costs and that nothing is owed.
- Monthly community fees and planned works (derramas): ask for the minutes of recent meetings.
- Damp and flooding: view the home after rain and ask whether the street flooded during a DANA storm.
