In short
Over the last 12 months, 6,498 homes were sold before notaries in Torrevieja; the average sale was €154,405 and the average price €2,264/m². Areas differ a lot: from €1,761/m² in the centre to €2,710/m² in postcode 03185 (Portal Estadístico del Notariado, 31 October 2026).
The seller pays the municipal land value tax (plusvalía municipal), tax on the gain, the notary’s deed and, if there is a mortgage, its cancellation. If the seller is a non-resident, the buyer withholds 3% of the price towards the tax. The request form is below: tell us about the property and Irina will get in touch.
What affects the selling price
- Area and distance to the sea: average sale prices by postcode differ by more than half.
- Condition and renovation, floor, view, terrace or solarium, communal pool and parking.
- Documents ready: with the energy certificate, community certificate and nota simple in hand, the sale moves faster.
- The asking price: overpricing puts buyers off, and negotiation still starts from real sales in the area.
Documents for the sale
- Title deed (escritura) and a nota simple from the Land Registry.
- Energy certificate — required for a sale and handed to the buyer (Royal Decree 390/2021).
- Certificate from the community administrator that no fees are owed (Law 49/1960, art. 9).
- Latest IBI and rubbish bills (in Torrevieja collected by SUMA).
- NIE and passport or ID of every owner; if there is a mortgage, the bank details for paying it off.
Seller taxes and costs
The tax depends on your situation: purchase date and price, renovation costs and residency. Ask a tax adviser for a calculation before selling — we can bring in a trusted specialist.
