In short
Yes, an autónomo can get a mortgage in Spain: the bank assesses affordability under the same rules as for an employee (Law 5/2019). CaixaBank, BBVA, Santander and Bankinter publish no separate terms for the self-employed on their pages (checked 29.10.2026), so everything depends on how you prove your income: IRPF returns, forms 130 and 303, bank statements. The IVF guarantee in the Valencian Community does not exclude autónomos.
Self-employed income is less predictable, so banks usually ask for more documents and look at several years.
How long a trading history banks want
There is no single rule: neither the law nor Banco de España sets a minimum trading period for a mortgage. Requirements differ between banks and depend on your profession, income stability and loan size. Ask the specific bank before applying.
Documents usually requested
Confirm the exact list with your bank. Usually:
- Income tax returns (Declaración de la Renta) for recent years — the bank decides how many.
- Form 130 — quarterly income tax prepayments.
- Forms 303 and 390 — quarterly and annual VAT (IVA) returns.
- Informe de vida laboral — shows your self-employed period.
- Bank statements and details of current loans.
- Identity document: DNI, NIE/TIE or passport.
How to improve your chances
- The bank sees declared income, not turnover: file returns on time and in full.
- Keep personal and business accounts separate so statements are easy to read.
- Pay off or reduce small loans and cards before applying.
- Show savings for purchase taxes and costs — the bank does not finance them.
- If you are up to 45 and have lived in the Valencian Community for two years, check the IVF guarantee: its rules do not restrict employment type.

Frequently asked questions
Can an autónomo get a mortgage?
Yes. The bank assesses affordability from declared income and commitments; usually more documents are needed than for an employee.
How many years must I be self-employed?
There is no single requirement — each bank has its own. Ask the bank.
Can autónomos use the IVF guarantee?
Yes: the programme rules do not require a particular type of employment. The bank assesses your income.
Which tax forms do banks usually ask for?
Usually income tax returns and forms 130, 303 and 390. Your bank has the exact list.
Which banks give mortgages to the self-employed?
Any bank can approve an autónomo, but we found no separate published terms at CaixaBank, BBVA, Santander or Bankinter (29.10.2026). Ask two or three banks for offers and compare their FEINs.
