In short

Up to date as of: October 2026. Conditions and rates checked against official sources on 19 October 2026.

Documents fall into three groups: A — for the IVF application (from the official programme rules), B — for the bank, C — extra for the self-employed. If there are two buyers, you need documents for both. Order certificates valid for three months close to the application date. Your ticks are saved in your browser.

A. For the IVF guarantee application

Per the official 2026 programme rules (article “Octavo”) and the IVF instructions. Submitted online at prestamos.ivf.es.

Not required

Do not attach a negative Cadastre certificate (certificado negativo catastral): the 2026 IVF instructions say so explicitly. The Registry nota de localización proves you own no other home.

B. For the bank

Banks usually ask for these; confirm the exact list with your bank.

C. Extra for the self-employed

Banks usually ask for these; requirements on how long you have been trading differ between banks — check with yours.

Where to get the documents

  • Padrón with history — from the town hall where you are registered, often online with an electronic signature.
  • Nota de localización and nota simple — at sede.registradores.org (“Pedir nota de localización” for all of Spain).
  • Declaración responsable — template in the e-office and in the “Descargas” section of prestamos.ivf.es.
  • Vida laboral — free from the Social Security e-office.

Common mistakes

  • The guarantee or loan amount in the form differs from the bank offer — the application is refused and cannot be corrected.
  • A mistake in a buyer’s name, surname or ID number.
  • Documents for only one of two buyers.
  • Expired certificates (older than three months) or an illegible handwritten signature.
  • Arras signed by only one party or already expired.

The road to the keys

  1. Bank — mortgage offer.
  2. Documents for all buyers.
  3. Online IVF application.
  4. IVF decision and bank approval.
  5. FEIN — at least 10 days before signing.
  6. Notary: consultation and signing.

Frequently asked questions

Do I need a negative Cadastre certificate?

No. The 2026 IVF instructions explicitly say not to attach it; use the Property Registry nota de localización instead.

How long are the certificates valid?

The padrón certificate and nota de localización must be no older than three months on the application date.

What if there are two buyers?

You need documents for both, and all buyers sign the declaración responsable.

Can I correct the application after sending it?

Not the form: mistakes in buyer details or amounts lead to refusal and a new application. The IVF may request missing documents with 10 working days to reply.

Where can I ask about the programme?

The IVF lists financiacion@ivf.es and the prestamos.ivf.es website. Loan terms are discussed with a participating bank.
