Mortgages at Spanish Banks: Comparing the Terms

A mortgage comparison table built from banks’ official pages (checked 29.10.2026): residents, non-residents, the self-employed, IVF and ICO guarantees, Euríbor from Banco de España and a monthly payment calculator. If a bank does not publish a term, we say so.

In short

Checked on 29.10.2026 against the banks’ official pages and Banco de España. The table shows only what each bank publishes itself; where a term is not published, we say so. The benchmark for variable rates is the 12-month Euríbor: 3.247% in September 2026 (Banco de España, 01.10.2026).

Rates and terms change often and depend on income, age, amount and linked products. Compare the TAE (APR), not just the TIN, and remember only the bank decides on approval.

Comparison table: residents, non-residents, self-employed

Data from the banks’ official pages as of 29.10.2026. Rates are the banks’ representative examples (€150,000, fixed rate), not an offer for you: TIN with maximum discount / without discount, TAE (APR) in brackets.

  • Other banks in the guarantee table below (Sabadell, Unicaja, ING, Kutxabank, Abanca and others): we did not find, or could not verify, non-resident or self-employed terms on their product pages — ask the bank directly.
  • The self-employed are assessed under the same affordability rules as employees (Law 5/2019): what matters is how you document your income.

How to compare offers

  • Ask two or three banks for indicative figures on the same terms: same amount, term and rate type.
  • Compare the TAE — the full cost including fees and required products — not just the TIN rate.
  • Weigh the cost of insurance and accounts over the term against the bonificación savings.
  • For the IVF or ICO guarantee, choose a bank from that programme’s official list.

Mortgage calculator

Enter the price, rate and term to see the monthly payment on an annuity basis. This is an estimate, not an approval: the bank’s FEIN gives the exact figure.

Mortgage amount
160 000 €
Monthly payment
759 €
Deposit excluding taxes and costs
40 000 €

An indicative calculation. The rate is an example only; the bank sets the actual rate and amount. Work out taxes and costs separately.

Annuity formula: M = P·r·(1+r)ⁿ / ((1+r)ⁿ − 1), where P is the loan, r the monthly rate and n the number of months.

Frequently asked questions

Why is there no single rate for everyone?

Banks publish dated representative examples, not your offer. The final rate depends on income, age, amount, term and linked products. Compare the FEINs from different banks.

Which banks offer the IVF guarantee?

As of 19 October 2026: CaixaBank, Sabadell, Santander, Unicaja, Kutxabank, Abanca, Caixa Popular, Cajamar, Caja Rural Central, Ruralnostra, Eurocaja Rural and other cooperative banks. BBVA, Bankinter, ING and Deutsche Bank are not listed.

Which banks work with the ICO guarantee?

The ICO list has dozens of banks, including CaixaBank, Santander, BBVA, Sabadell, Bankinter, ING, Unicaja, Kutxabank and Abanca. Deutsche Bank is not listed.

Do I have to open an account with the lending bank?

Usually yes — for repayments. By law other products can only be offered if you can also take them separately; insurance can be taken elsewhere.

What is the Euríbor now?

The 12-month Euríbor was 3.247% in September 2026 (Banco de España, 01.10.2026). Banco de España publishes it monthly.

Which bank lends the most to a non-resident?

Of the banks that publish a figure, CaixaBank: up to 70% (HolaBank). Bankinter gives 70% as a general guide. The others do not publish a percentage.
